Bartlett Property were instructed by IMO / ARC to dispose of a number of car wash sites which had been closed following a strategic business review.

Due to the nature of IMO’s business the sites all occupied high profile, roadside positions and we were able to target and generate a good deal of interest.

Consequently, in accordance with the brief from our client, unconditional freehold disposals of several sites were achieved. These included sites in Leicester, Birmingham, Bedford, Coventry Grimsby and Lye with further sites now under offer.

Malago Trade Park, Bristol

Bartlett Property was approached by CBRE Investors to review a number of industrial estate holdings, advise on asset enhancement opportunities and fill voids. Malago Industrial estate presented an opportunity to increase demand from national operators by the re-branding of the estate to a 'trade park', increasing the estates profile and splitting the units in line with occupier demand.

As a result of the implementation of our advice, we were able to negotiate lettings to Kwik Fit, Tile Giant and Mr Clutch increasing the rental tone by 39% and adding to the value of our Client’s investment.

Harbour Road, Portishead

We advised on the layout, design and make up of the retail units forming part of Horatio House, a high quality mixed use development close to the harbour in this salubrious part of Portishead. We produced a targeted marketing strategy and quickly agreed deals with retailers on good institutional terms with the intention of then selling the investment interest.

At the same time, we also marketed the development locally and following local research discovered demand from the local authority for a new library. Consequently, despite the considerable demand from retailers we not only disposed of the remainder of the space to North Somerset Council but also sold the freehold investment subject to existing tenancies and net our clients a considerable return – part of which they have reinvested in further development opportunities we have acquired on their behalf.
