The site comprised a vacant piece of land and once ownership was established, we assessed the open market value of the site together with an appraisal of the proposed development. We conducted in depth discussions and negotiations to obtain planning to allow development of the building.
We advised on potential uses and demand from retailers for a 7 acre contaminated brownfield site on the edge of Birmingham City Centre. The site had outline planning permission for non food retail but having assessed the market for this use We concluded that retail rents in the area would be poor and demand worse. We carried out a development appraisal of the site and advised that car dealership development would deliver a significantly greater return. We were instrumental in formulating the development proposals on behalf of the client and subsequently acquired adjoining sites, negotiated the build specification, letting and disposal. We were involved from the outset through site clean up, planning, highway works (including road stopping up) and development of the dealership.
